Frequently asked questions
Everything you want to know about building in Ghana.
Plain answers from our team on costs, permits, land, timelines and how we work.
Costs & budgeting
How much does it cost to build a house in Ghana in 2026?
Most residential builds in Ghana cost roughly GH₵3,500–GH₵8,500 per square metre in 2026, depending on location, structure and finishes. A standard 3-bedroom home of 110–140 m² in Greater Accra typically costs GH₵500,000–GH₵1.1 million all-in (building, external works, fees and connections), excluding land. Prices move with the cedi, so always work from a current Bill of Quantities.
Read the full cost guide →Do you provide a Bill of Quantities (BOQ) before construction?
Yes. Every Rumah Kreatif build starts with an itemised BOQ that lists materials, quantities, labour and costs, so you know the budget before work begins and can compare quotes fairly.
Can I build my house in phases?
Yes. Phased construction is very common in Ghana. We divide the project into logical stages (for example foundation, superstructure, roofing and finishing) and price each separately, making sure the structure is protected between phases.
How do payments work?
Payments are scheduled against completed milestones, not dates. Before each milestone payment is due, you receive photos, video and a progress report as evidence of the completed work.
Permits & land
Do I need a building permit in Ghana?
Yes. Under the Local Governance Act, 2016 (Act 936) and the Land Use and Spatial Planning Act, 2016 (Act 925), you must obtain a building permit from your Metropolitan, Municipal or District Assembly before construction starts. Building without one risks fines, stop-work orders and demolition.
Step-by-step permit guide →How long does a building permit take in Ghana?
The official processing window is generally 30 to 90 days after a complete application is submitted, but actual timelines vary by Assembly and project complexity. Incomplete documents are the most common cause of delay.
How do I verify land before buying in Ghana?
Conduct an official search at the Lands Commission, have a licensed surveyor confirm the boundaries and site plan, verify the seller's root of title with the family, stool or registered owner, check for litigation, and register your interest. Never pay in full before these checks are done.
Land verification checklist →Can foreigners own land in Ghana?
Non-citizens cannot hold freehold interests in Ghanaian land. Article 266 of the 1992 Constitution limits them to leaseholds of up to 50 years at a time, which can be renewed. Ghanaian citizens, including those living abroad, are not subject to this limit.
Working with Rumah Kreatif
Where in Ghana do you work?
We are based in Accra and work across Ghana, including Kumasi, Tema, Takoradi, Kasoa, Cape Coast, Koforidua and Tamale. We also manage projects for clients living abroad.
Do you handle both design and construction?
Yes. We are a design-and-build company: architecture, interior design, structural coordination, permits, construction and project management are all handled by one accountable team.
How long does it take to build a house in Ghana?
A typical 3–4 bedroom home takes 8–14 months of construction once permits are in place, plus 1–3 months for design and approvals. Funding schedule, design complexity and the rainy seasons all affect the timeline.
Timeline breakdown →Do you offer a warranty or aftercare?
Yes. After handover there is a defects-liability period during which we return to fix any workmanship issues. Terms are set out in your contract.
Building from abroad
Can I build a house in Ghana while living abroad?
Yes. Through our Diaspora Build Programme we verify your land, design your home over video calls, obtain permits and build it, while you follow progress through weekly photo and video reports and pay against verified milestones.
Diaspora Build Programme →How will I know my money is being used properly?
You only pay for verified progress. Each milestone comes with photos, video, a written report and the option of a live video walkthrough with your project manager.
